What Is Facility Management?

Facility management (FM) is a management activity that treats facilities and equipment as business resources and aims to optimize them. Targets range widely, including offices, factories, data centers, and stores. Key objectives include cost reduction, productivity improvement, safety assurance, and environmental consideration.

Main FM Tasks

FM tasks include managing real estate leasing, purchasing, and sales; maintaining equipment such as air conditioning, power, and disaster prevention; arranging cleaning and security; energy conservation and waste management; and coordinating with BCP. By integrating these activities, the entire lifecycle of a facility is made more efficient.

FM in Data Centers

Data centers require specialized facility management different from ordinary offices. Three elements are especially important: power, air conditioning, and physical security.

Power Management

UPS (Uninterruptible Power Supply) provides short-term power during outages, while backup generators prepare for extended blackouts. Power systems are duplicated to enhance reliability.

Air Conditioning Management

To efficiently expel heat generated by server operation, the hot aisle/cold aisle method is adopted. The appropriate temperature is set to 22–24°C, maintaining a stable operating environment.

Physical Security

IC cards and biometric authentication are used for entry/exit management, and surveillance cameras along with fire and disaster prevention equipment are installed. This protects equipment from unauthorized access and disasters.

Green IT

Green IT is a concept aimed at energy conservation and reducing the environmental load of IT equipment. PUE (Power Usage Effectiveness) is an indicator of data center efficiency. PUE is calculated by dividing total data center power consumption by IT equipment power consumption; the closer to 1, the more efficient. Power savings through virtualization and cloud consolidation are also promoted.
